  • When and how can I visit Manor Gardens?

    As the development is currently under construction, it is mandatory that visitors follow our health and safety guidelines before visiting the development.

    Under no circumstances should you enter the construction area without an appointment. All appointments can be made through CBUK on 07873 604116. Appointments can be made during normal working hours on weekdays and appointments at weekends will be considered if staff are available to meet you.

    No children are allowed into the construction area and suitably sturdy footwear should be worn by all visitors. PPE equipment will be provided as necessary and please understand that there are occasions during the construction process when visits cannot take place.

    Building sites can be dangerous places but we will make every to keep you safe when in our care.

     

  • How can I reserve a home at Manor Gardens?

    Once a home has been released for sale on our website, we are open to a reservation but please understand that there are certain guidelines that we have to follow.

    Firstly, any prospective buyer has to be “proceedable” in that, if they have an existing property to sell, that property has to be at least under offer to a proceedable purchaser.

    Secondly, any prospective buyer has to be financially qualified to ensure that they have the financial ability to purchaser their new home at the agreed price. This is done by way of a quick call to your financial advisor or solicitor to verify your financial position but rest assured that we dont ask for any confidential information. If you do not have a personal financial advisor then we can provide you with one who will help you through the process.

    Thirdly, once we are satisfied that you are qualified and able to proceed, we will arrange a Reservation Meeting to go through the plans with you, complete a Reservation Agreement form and accept a non-refundable deposit of £1500 to secure your reservation. This sum is deducted from your final account on legal completion. Our house will be taken off of the open market until the due date for exchange of contracts (usually about 6 weeks after reservation).

  • How many homes are likely to be built at Manor Gardens?

    In addition to the 5 detached homes (Homes 9 to 13), there will be 7 homes converted out of the farm’s outbuildings (Homes 1 to 7), one additional new-build property (Home 8) for private occupation and a planning application has been submitted for a further 7 detached homes off of a separate cul-de-sac to the NW of the current development. The builder is unaware of any other pending or planned applications within the vicinity and buyers will need to rely on the local searches carried out by their solicitor to satisfy themselves in this respect.

  • Can I change the plans or have extras or amendments to the designs?

    CBUK pride themselves on trying to work with their buyers to help individualise their homes where possible.

    Subject to the requisite build stage, wall and floor tiling and Kitchen style options will be given to our buyers. CBUK can also realistic quotations for internal amendments, upgrades and additions when requested prior to the requisite build stage. Where an exchange of contracts has not taken place, an additional non-refundable deposit may be required to facilitate any quoted extras, and where exchange of contracts has taken place, the agreed costs will be added to the final account and can be paid for on legal completion.

    The only extras we cannot facilitate are any requests that require going back to Planning or that would affect the structural design of the property.

    Extras that can be considered include upgrading or re-designing Kitchens, extending wall or floor tile coverage, personalising internal paint colours, installing a wireless intruder alarm system, extending light switches and power points, hard wiring an internal computer network, installing a wet room or even building in a studio room over a double garage.

    Please note that we cannot allow purchasers or their contractors to install their own extras during the course of construction.

    You can but ask, we cant always say yes but we do try and help wherever realistically possible.

  • Can I rely on the plans shown on the website?

    Every effort has been made to ensure the accuracy of the development plan, the room measurements, specifications and house layouts on the website but the details provided are only for illustrative purposes, are not to scale and maybe subject to alteration. Full working drawing will be made available for inspection at the development by prior appointment with CBUK Ltd. 

  • How will the homes be heated?

    As natural gas is not available in this location, an air source heat pump system will be installed. This means than an external box will be sited in the garden that takes heat from the air and boosts it to a higher temperature, using a compressor, before transferring the heat into the home for use in domestic hot water, ground floor underfloor and central heating. An air source heat pump is a low carbon way of heating your home and works like a refrigerator in reverse. Where no natural gas is available, this will be the cheapest form of heating compared to electric storage, oil and LPG types of heating when properly used. Home-owners will be given detailed instructions on the optimum use of the system on occupation.

  • Will the homes come with a warranty?

    Each of the homes will include a 2-year initial defects period and a 10 year structural warranty backed by I-C-W ltd. Full details can be found online at https://i-c-w.co.uk and full details will be provided to new home-owners on occupation via their solicitors. This warranty is accepted by the vast majority of lenders.

  • What’s the tenure of the homes?

    All of the homes at Manor Gardens will be freehold and a private Management Company is being set up to manage the common areas of the development. This will ensure that communal areas such as hedging, landscaping, trees, bin areas and the access roads are maintained continuously. The annual fee for the Management Company will be fair and reasonable and are currently estimated to be less than £500 per annum in the first year.

  • When will the homes be ready to occupy?

    On the website, each released house will have an estimated completion date which is as realistic as we can make it at this stage (usually a two month window).

    On reservation, this time frame is updated and confirmed to your solicitor.

    Whilst CBUK do have a sound record in delivering homes on time, issues can arise in the course of construction such as late material deliveries or a lack of available specified materials or poor weather. In such instances, we will advise you immediately of any expected delays and advise your solicitor accordingly.

    On physical completion of your new home, the buyer(s) will be invited to inspect the new home and a legal completion date will be agreed (usually about 2 weeks later). On the day of handover, the buyer will be met at the property and the keys will be handed over once the completion funds have arrived at our solicitor’s office.

  • What if something goes wrong after I move in, is there an after sales service?

    On legal completion, you will be given an After Sales Service telephone number to call in the event of any issues covered within the ICW warranty. This number can also be used for emergencies should such an occasion arise.

    Please remember that a brand-new home is not maintenance-free and that buyers are still required to maintain certain areas the home themselves. Normal shrinkage is not covered under the warranty and all appliances will need to be registered with the appliance provider to access their after-sales service. Any landscaping is only covered by our warranty provided such landscaping has been maintained properly by the buyer.

    Full details of what is and isnt covered is available with ICW Ltd along with their dispute procedure should we disagree about any issues. That being said, CBUK have yet to use this service as they take pride in ensuring their buyers are happy and pleased with their new homes.
